Structural Drying and Dehumidification

A floor can feel dry on top while the slab under it, the subfloor beside it and the wall cavity behind it are still holding water. An independent provider dries the structure itself and should prove it with repeat readings.

Signs That Need Attention

  • Baseboards that are soft, swollen or lifting
  • A musty smell that appeared after a leak
  • Paint or wallpaper bubbling low on a wall
  • Cupping or lifting in wood or laminate flooring
  • Cabinet kick boards that stay dark and damp

Phoenix air is usually dry, which helps, but the moisture inside a wall cavity does not care about the weather outside. During monsoon season the humidity indoors climbs as well, which is exactly when wet drywall and cabinet bases start to smell.

What the Service Includes

Drying is measured work, not a matter of leaving fans running for a few days. The equipment plan comes from the readings, and the readings decide when it comes out.

A drying plan per room

The number of air movers and dehumidifiers depends on the wet surface area and the materials involved. Tile over a slab, wood over a subfloor and carpet over pad all dry at different speeds.

Access where water hides

Drying sometimes means removing base trim, drilling small vent holes behind cabinets or lifting a section of pad. Those openings should be agreed with you first and noted on the quote.

Daily readings and a finish line

Materials are remeasured on each visit and compared with a dry area of the same house. When the numbers match, the equipment comes out; ask for the final figures.

Your Options

Sometimes the readings show a material simply is not coming back. Swollen particleboard, delaminated laminate and soaked carpet pad are the usual examples, and removing them is often quicker and cheaper than trying to dry them in place.

Ask for that comparison in writing. Our guide to drying versus tearing out lists the questions worth asking, and how it works explains the order the visits happen in.

If the water arrived recently, start with emergency water extraction. If a smell has already developed, read about mold remediation or call about an inspection.

Structural Drying Questions

How long does drying a house take?

It depends on the material, how long it was wet and how much of it there is. Tile over a slab and open drywall move faster than a soaked subfloor under cabinets. Ask the independent provider for an expected range after the first readings and an update each visit.

Can I just run my own fans and open the windows?

Household fans move air but remove no water from the air, and opening windows during a monsoon storm adds humidity rather than removing it. Dehumidification is what actually pulls moisture out of the materials.

Why is the equipment so loud and does it have to run overnight?

Air movers and dehumidifiers work by running continuously, and stopping them overnight can undo a day of progress. If the noise is a problem, say so and the placement can often be adjusted.

What affects the cost of structural drying?

Cost tracks the number of rooms, the equipment needed and how many days it runs. Ask the independent provider to confirm the price first and explain any change before the plan is extended. See the full service list for related work.
